Delicious Cuban sandwiches. Just amazing. Several other items to chose from as well. Coffee ☕, tourist trinkets, and what not also available.... Very friendly staff.

The WORST breakfast I have ever had! The avacado and toast was AWFUL! The bread was cold and not toasted. There was no avacado and no seasoning ( salt or pepper). The level of effort that goes into the breakfast was shocking!! The avacado toast and coffee came to over 20USD 😱😱😱😱 The location is nice but the breakfast is shockingly bad!! The tables are also old and broken and slanted so the coffee falls over and can’t even stand flat on the table !

What a charming find — Annex 400 Beach did not disappoint! I came in for a meeting with the founders of the Awakening Into the Sun festival, and the space was perfect for it. We gathered around a round table for six with comfortable chairs — exactly the kind of setup that makes a longer conversation feel relaxed and easy. Ordering was effortless, and my coffee was brought right to the table — a small touch that goes a long way. The kind of laid-back, attentive service that makes you want to linger. One of my favorite things about Annex 400 Beach is how they showcase local artists throughout the space, with artwork displayed on the walls that's actually available for purchase. It gives the whole place a creative, community-rooted energy that feels genuinely special rather than just decorative. I haven't had the chance to try the food yet, but based on everything else, I'm very much looking forward to coming back and exploring the menu. The people I was with ordered food and everyone was hapoy with their selection. Highly recommend for meetings, catch-ups, or just a great cup of coffee in a beautifully curated space!

I visited this establishment 7 months ago and had a simply sinful brunch. Return here on New Year's day for dinner with my wife. I believe our server's name was Dana. She was excellent. We sat outside in perfect weather and there was a musician playing in the park across the street. The food was as good as it looks. A perfect way to start the new year.

The Cuban was pretty good. I find food in the USA under par generally, so it was nice to find a spot with a decent sandwich. I'd go back here for a lunch, but I'd add some cream cheese. That'd be a winner.
